NEW UPSCALE TOWNHOME COMMUNITY TO DEBUT IN FEBRUARY IN MORRIS COUNTY’S MOUNTAIN LAKES

Signature RenderingThe Legacy of Mountain Lakes Will Feature 39 Luxurious Residences in This Sought-After Suburban Neighborhood

MOUNTAIN LAKES, N.J. – – A list of VIP homebuyers is now being assembled for a collection of upscale townhomes set to make its highly-anticipated debut this February in the highly sought-after Morris County Borough of Mountain Lakes.

Called The Legacy of Mountain Lakes, the new community will feature 39 luxurious three-and four-bedroom residences specifically designed to appeal to the savvy homebuyer looking to enjoy the ease and convenience of a maintenance-free lifestyle without sacrificing the space and luxury they’ve grown accustomed to, according to HornRock Properties, which is introducing Legacy of Mountain Lakes on a distinctly suburban 8.379-acre site.

Townhomes at The Legacy of Mountain Lakes are expected to be initially priced from the low-$600,000s for the “Carriage Home Series” and upper-$700,000s for the “Signature Home Series.” All homes will include a long list of designer appointments and upscale features. Interested homebuyers who would like to add their name to the VIP Priority List for the community can visit www.legacyofmountainlakes.com to register.

“This is a one-of-a-kind opportunity for buyers who seek a care-free environment in one of New Jersey’s most prominent residential settings,” says Maurice Hornblass of HornRock Properties. “And they’ll enjoy this in a neighborhood defined by uncompromising luxury. This distinctive community will feature exquisite housing styles, ultra-luxurious finishes and intricate architectural details rarely built in today’s new home communities.”

The two separate housing collections offered at The Legacy both boast tremendous interior spaces and a host of upscale design elements. The “Carriage Home Series” will feature three-story townhomes ranging from 2,162 to 2,236 finished square-feet of luxury space. The three-bedroom residences will boast 2 full baths and 2 half baths and one- or two-car garages.

The “Signature Home Series” will feature two-story townhomes with unfinished walk-out basements and two-car garages. The three-bedroom, 2 ½-bath homes will range from 2,829-2,853 square feet with the standard layout, but buyers who purchase optional upgrade packages can expand their living space to more than 4,200 square feet. Optional finished basements, elevators and loft spaces which can be used as an additional bedroom with full bath are available. Each of the residences will back to wooded areas for additional privacy.

“We expect this community and these homes to have broad appeal to homebuyers,” adds David Hornblass, also of HornRock Properties. “For example, empty-nesters who want the opportunity to reside in an upscale care-free environment, yet still remain close to friends and family in northern New Jersey will certainly appreciate the prestigious Mountain Lakes location.

“Professional couples will be attracted to the spacious, well-appointed interior layouts which provide plenty of room for sophisticated living, entertaining family and friends and so much more.”

Situated at the intersection of Morris Avenue and Fanny Road, Legacy of Mountain Lakes offers a superb Morris County location characterized by winding country roads, bucolic lakes and heavily wooded terrain. While the community unquestionably offers a prestigious address, a close proximity to major transportation including Routes 46, 287 and 80 also brings residents minutes from world class shopping, entertainment and major business centers.

“The shops, services, museums and theatres of historic Morristown are just 15 minutes away and there are a number of golf courses, country clubs and other entertainment pursuits for Mountain Lakes residents to enjoy,” David says. “What‘s more, New Jersey Transit trains at the Mountain Lakes station whisk commuters into Newark Penn Station, Hoboken and New York City.”

Home to countless parks and nine lakes, Mountain Lakes provides a variety of recreational activities right in the heart of one of northern New Jersey’s most picturesque settings. The Borough boasts one of the state’s top public schools systems, with Mountain Lakes High School recently ranked number 7 on New Jersey Monthly’s 2012 annual ranking of Top Public High Schools in New Jersey.

Luxury condos overlook the historic Green in Morristown, N.J.

MORRISTOWN, N.J. — Jordan Eppolito has taken a liking to his new home here in the Morris County seat, about 30 miles west of New York City. Mr. Eppolito, a 28-year-old entrepreneur who plans to open a pizza shop this fall on South Street, lives in a new condominium overlooking the Morristown Green, the historic park at the center of town.

His condominium, called 40 Park, is part of a burst of development and redevelopment that has brought more than 500 new residential units to Morristown in the last three years, attracted young professionals and well-to-do baby boomers, and ignited interest in the town of about 19,000 … READ MORE

Morristown Starbucks Grand Opening to Be Held July 22

Morristown Location is First Starbucks to Open in New Jersey in Two Years.

The wait is over for Morristown residents counting down the days until they can order their caffe lattes and mocha frappuccinos.

Starbucks, the newest addition to the Shops on the Green, will hold a grand opening celebration on July 22 from 5 to 7 p.m. Everyone is invited to come enjoy live music, free specialty coffee drinks and complimentary pastries while mingling with local dignitaries and members of the Morristown business community.

This will be the first Starbucks to open in New Jersey in two years. The purveyor of specialty coffees is returning to Morristown after a five-year hiatus and will occupy a 2,100 square-foot storefront at The Shops on the Green at 40 Park, near its original location. The store will be managed by a former Morristown Starbucks employee, Jennifer Perkoski, who has worked at various other local Starbucks since the Morristown location closed in 2006. Mrs. Perkoski has a bond with these local customers, having grown up in Morris Plans, graduated from Morristown High School in 1998 and worked at area Starbucks for 11 years.

“Coming home to manage the Morristown Starbucks is a dream come true for me,” Mrs. Perkoski said. “The store is beautiful. There is a lot of sunlight, brand new equipment and seating for more than 30 people, as well as outdoor seating. The customers I’ve talked to are really looking forward to it and I’m excited that I will have an opportunity to contribute the store’s success.”

Customers who remember the pre-2006 Starbucks will likely be ordering their coffee from some familiar faces. Long-time Baristas Enrique and Terry will join Mrs. Perkoski as employees of the original Morristown Starbucks who are returning to work in the new location at 40 Park.

“As a company, we are very dedicated to the community,” Mrs. Perkoski said. “Our group here will receive time off to volunteer at local soup kitchens and every day, all of the food that we don’t sell will be donated to area charities. We want to do all that we can to give back to the Morristown community.”

The new Starbucks is a Leadership in Energy & Environmental Design (LEED) certified store. Starbucks will be following strict guidelines from three categories to maintain its LEED status: construction indoor air quality, waste management and post-construction conservation. The strict practices, including the use of portable air scrubbers and a vacuum system, will eliminate dust and debris from the air, allowing Starbucks customers to enjoy air quality of the highest standards. Additionally, more than 75 percent of material used in the store will be recycled and waste will be minimized through the use of devices such as hand dryers instead of paper towels.

“Finding a retailer that is the right fit for a community is an important part of effective mixed-use development, and we feel that Starbucks is an ideal match for Morristown,” said Debra Tantleff, Vice President of Roseland Property Company, which is spearheading the redevelopment of downtown Morristown in partnership with Woodmont Properties.

“Starbucks is the type of business residents like having in their community and one of the many stores at the Shops on the Green that we believe they will enjoy patronizing for years to come. The fact that it is situated in a bright, beautifully-furnished location further adds to its appeal. Many people make going to Starbucks part of their daily routine and other local businesses will benefit from the boost in pedestrian traffic.”

Starbucks joins a growing list of eateries and retail establishments that have recently opened at The Shops on the Green, including Roots Steak House, Urban Table, the AT&T Store and Qdoba Mexican Grill. The shops boast 70,000 square feet of retail space and serve as the foundation for the new 76-unit 40 Park luxury condominium building and the 130-unit Metropolitan at 40 Park rental building, built by the Roseland/Woodmont partnership.

“40 Park is a significant addition to the Morristown community in that it not only provides dramatic new living options in the heart of downtown, but serves as the engine driving the resurgence of this historic, cosmopolitan town. By successfully attracting dozens of new residents to this vibrant in-town location and drawing quality regional and national retail providers, 40 Park has spearheaded a new wave of investment and interest in town that is paying tremendous dividends for all those concerned.”

The success of 40 Park also underscores Roseland and Woodmont’s commitment to excellence and to downtown Morristown, where the partners are in the latter stages of a $300 million effort that includes historic renovations, redevelopment and new construction. The partnership’s other communities in Morristown include Vail Mansion, the Highlands at Morristown Station and Metropolitan at 40 Park.

The Shops on the Green, the retail component of 40 Park, features a combination of local businesses and high-end national retailers, such as Roots Steak House, Urban Table, Qdoba Mexican Grill, Starbucks and the AT&T Store.

New Model with Spectacular Views Offers Great Visual of Life in a 40 Park Penthouse

The developers of 40 Park in Morristown recently introduced a new, fully-furnished Penthouse model after selling the previous model. The public is invited to tour the model during an open house being held Sunday, June 5, from 10 a.m. to 6 p.m.

40 Park’s brand new, fully-furnished Penthouse model is now open. The spectacular new Penthouse features sensational views from a magnificent terrace that is ideal for entertaining.

Following the recent sale of a furnished Penthouse model at 40 Park that inspired many buyers to make this luxury Morristown condominium building their new home, Roseland Property Company and Woodmont Properties are introducing this new two-bedroom, 2 ½-bath-plus-den Penthouse model Sunday, June 5th, during 40 Park’s Spring Open House from 10 a.m. to 6 p.m.

The new model is located on the sixth floor of 40 Park and features views of the adjacent public piazza and scenic DeHart Street. The expansive design boasts 1,960 square feet of interior living space and a magnificent 900 square-foot outdoor terrace off of the living and dining rooms that provides an ideal setting for dining al fresco, relaxing with a good book or entertaining guests. Both bedrooms also lead to a private balcony for additional outdoor space.

“We decided to create another phenomenal furnished Penthouse model because so many of our buyers are transitioning from very large single-family homes and the models are extremely effective in helping them visualize themselves in these sophisticated, open, single-level homes,” said Debra Tantleff, a Vice President of Development at Roseland Property Company. “That is particularly true with our Penthouses. Seeing the generous interior space with your own eyes and marveling at the views from the private terrace makes it easy to appreciate the level of luxury and the unique lifestyle opportunities that await 40 Park buyers.”

The furnished model home utilizes tasteful, modern furnishings to enhance the Penthouse’s upscale features, such as granite countertops, stainless steel appliances, Kohler whirlpool tubs and Brazilian walnut hardwood floors. Furniture and accessories on the terrace show buyers how they can take advantage of the relaxing outdoor space.

“Our model residences have been very well received, leading to sales of many unique designs in the building as well as to the model homes themselves,” Ms. Tantleff points out. “For those buyers looking for alternative design ideas, we offer a free consultation with a professional interior designer, who will help them choose a style that suits their unique needs and tastes.”

Available for $1.315 million, the Penthouse model represents one of the best opportunities to own a luxury residence with magnificent outdoor living space in Morristown, and the lifestyle perks don’t end there. 40 Park is located right across the street from Morristown’s famed colonial Green, a central gathering point and one of the most scenic downtown settings in all of New Jersey. Dozens of upscale shops, restaurants and cultural destinations are a short walk away.
Roots Steak House, Urban Table, Qdoba Mexican Grill and the AT&T Store are all located in the Shops on the Green on the ground floor of 40 Park, with a Starbucks coming soon. Amenity-rich Headquarters Plaza, The Morristown Train Station and the Mayo Performing Arts Center are all within two blocks.

Residents of 40 Park also enjoy The Park Center, a private amenity floor within the building that includes a state-of-the-art fitness center, billiard tables, flat screen TVs and a media room. All homes also come with private, indoor parking and concierge service.

Mendham Couple Embraces Penthouse Living at 40 Park

40 Park Terrace

When Eldon and Fern Priestley toured one of the penthouse residences at 40 Park in downtown Morristown they knew it was the perfect change for them. The Priestleys were getting tired of maintaining their large home in Mendham and they wanted more time to travel the world. In addition, they saw that they could change the style of their home without sacrificing much living space.

“We walked in and we said ‘this is perfect,’” Mrs. Priestley said. “We wanted to be close to everything that Morristown offers. And we like to travel, so we wanted to be able to just lock the door and go whenever we felt like it.”

The Priestleys moved into their 40 Park penthouse in September. The 3,200 square-foot features three bedrooms, 3 ½ baths and an 800-square-foot outdoor terrace that overlooks the Morristown Green. The spacious floorplan also offers a gourmet kitchen, formal dining area, living room with high ceilings and a customizable den. Elegant French doors connect the living room to the outdoors and their private view of the Green.

Because the Priestleys took a month-long vacation to Israel and Europe soon after moving in, they didn’t get a chance to use the terrace much during warm weather months. Now that spring has arrived, they’re eager to take maximum advantage of their outdoor sanctuary. Soon, potted plants, patio furniture, friends and family will fill this private entertaining area that is unique in New Jersey.

Just as important as the ability to travel and entertain for the Priestleys is the shopping, dining and mass-transportation options downtown Morristown offers right at their front door.

Walking to the pharmacy, dry cleaners, the community theater or their favorite restaurant is easy. The couple also enjoys overnight trips to New York City, which are much more convenient when you can walk to the train station.

“We’re ten minutes from everything: five minutes from the library and a short walk to the train station,” Mrs. Priestley said. “We like to go to Carnegie Hall and to the museums in New York quite often, and when we do, we will stay overnight. It’s nice not having to worry about where we parked our car. We can just get on the train and come back whenever we like.”

The Priestleys moved just in time to avoid a winter full of snow shoveling and windshield scraping. Mr. Priestley, a retired lab manager, said he was actually able to enjoy the snow for the first time in decades. He would sit in his warm penthouse or grab a table at Greenberry’s Coffee and Tea Company and watch it accumulate on the Green.

Having lived in nearby Mendham for more than 20 years, The Priestleys watched Morristown evolve into a thriving, upscale urban community. They were excited to become a part of it, embracing the “new urbanist” way of life.

“We think Morristown is great. It’s a town that cares about its beauty and its architecture,” Mr. Priestley said. “Any time a building is constructed or renovated, they always do a beautiful job. There is so much to do — from feeding your cultural appetite to feeding your natural appetite. We jumped at it when we had the opportunity to buy here, and we couldn’t be happier.”

Located in a distinctive seven-story building, 40 Park features 76 luxury condominium residences with a variety of one-, two- and three-bedroom floorplans. Prices currently range from the mid- $700,000s to $1 million for the Signature residences. The building’s Penthouses, priced from $1 million to $2.2 million, include up to 3,200 square feet of living space and provide extraordinary private terraces of up to 1,800 square feet of outdoor living space. Only a limited number of homes are available in the award-winning building.

All homes at 40 Park feature a variety of upscale finishes and appointments, such as granite countertops, stainless steel appliances, Kohler whirlpool tubs and walnut or cherry hardwood flooring. The Park Center, a private amenity floor, boasts a state-of-the-art fitness center, billiard tables, flat screen TVs and a media room. The homes also come with private, indoor parking and concierge service.

Developed by Roseland Property Company and Woodmont Properties, 40 Park also features street-level retail space as part of “The Shops on the Green” which currently includes such upscale tenants as Starbucks, Roots Steak House, Urban Table, an AT&T retail store and Qdoba Mexican Grill. Discussions with additional tenants are underway.

Morristown Stands Out as State’s Biggest Success Story After 40 Park and Metropolitan Earn 16 Awards

40 Park in Morristown

40 Park Named “Community of the Year”

Downtown Morristown took center stage at the 2011 Sales and Marketing (SAM) Awards held recently in Atlantic City. Morristown’s 40 Park was named “Community of the Year,” capping off a thrilling night in which an amazing 16 awards went to the new luxury condominium building and its sister rental building, Metropolitan at 40 Park.

40 Park garnered 13 awards as it virtually swept through the competition at the 24th annual SAM Awards, which is sponsored by the New Jersey Builder’s Association and annually recognizes excellence in residential design and marketing and sales programs within New Jersey.

The 76-home condominium building overlooking the Morristown Green added to its impressive list of accolades, which includes two prestigious national awards from the National Association of Homebuilders: The 2010 Pillars of Industry award for “Best Mid-Rise Condominium” and the Best in American Living Platinum Award for “High-Rise Multi-Family Buildings Six Stories and Over.” 40 Park is currently 75% sold and over 60% occupied.

The Metropolitan at 40 Park, a 130-unit rental building that is fully leased up, won three SAM awards. Both communities were developed by joint-venture partners, Roseland Property Company and Woodmont Properties.

The award-winning night underscored Morristown’s emergence as one
of the state’s most desirable places to live, as well as the successful transformation of its downtown into a dynamic urban setting comprising a variety of restaurants, cafes, boutique shops, theater, mass transportation and upscale residences.

“It was an extraordinary night,” said Debra Tantleff, a Vice President of Development for Roseland Property Company. “Morristown is just an exceptional town which is why we’re so committed to creating new opportunities for residents to live in the heart of downtown and enjoy all that the area has to offer. The sales and leasing activity we’ve experienced at our communities provide vivid proof that Morristown is in high demand, and we’re thrilled that our success has been recognized in such dramatic fashion.”

With nine new contracts taken since January, several floor plans that are completely sold out and 50% of the building’s 13 penthouses now sold, 40 Park shows no signs of slowing down. Activity in the sales office has been steady, as buyers want to make sure they get the floor plan they are looking for before it is too late.

Located in a distinctive seven-story building, the residences feature a variety of one-, two- and three-bedroom floorplans. The remaining Signature residences are priced from the $700,000s, while the remaining penthouses — which include up to 2,800 square feet of living space and private terraces of up to 1,800 square feet of outdoor living space — start at $1.2 million.

40 Park residents also enjoy The Park Center, a private amenity floor with a state-of-the-art fitness center, billiard tables, flat screen TVs and a media room. The homes also come with private, indoor parking and concierge service.

40 Park and Metropolitan at 40 Park are part of a $300 million redevelopment investment in downtown Morristown made by the Roseland/Woodmont partnership.

The developers also built The Highlands at Morristown Station, the fully-leased, 217-residence luxury rental community adjacent to the Morristown Train Station which is part of the state’s Transit Village Program, and restored the historic Vail Mansion, the former home of AT&T’s first president, Theodore N. Vail. The partnership converted the mansion into 36 elegant condominium homes that quickly sold out, while taking great care to preserve the historic character and charm of the original residence.

The Roseland/Woodmont commitment to Morristown extends beyond residential development and historic conversions. Bringing in the right complementary retail to the community is a key part of the partnership’s development plans, so 70,000 square feet on the first floor of 40 Park and Metropolitan at 40 Park was committed to retail space. “The Shops on the Green” currently includes such upscale tenants as Roots Steak House, Urban Table, an AT&T retail store and Qdoba Mexican Grill, while Starbucks recently signed a lease to open a new location. Discussions with additional tenants are underway.

For more information on 40 Park, call 973-359-0010, or visit www.40park.com. The community is located at 40 W. Park Place, Morristown, NJ 07960.
