It’s been two years since Mimi and Kenneth Heyman decided to downsize from their Short Hills colonial into a condo. “We have a grown son and daughter, and travel quite a bit. My husband convinced me it was time [to move]—reluctantly I agreed,” says Mimi. The couple wanted to stay in New Jersey and be in a community that offered easy access to things they enjoy—theater, restaurants, movies, and museums.
Morristown was an ideal choice for the Heymans. It is “city, yet suburbs,” Mimi says. “We didn’t look anywhere else.” After seeing the plans for the new 40 Park, luxury condominiums at the site of the former Epstein’s department store in Morristown, the couple was sold. “We decided to buy that day,” she says. “It was a leap of faith.”
For the Heymans, that leap has paid off. They moved into their two bedroom, two-and-a-half-bath condo in March, and are delighted with their sunny, third-floor corner unit, which also has a den and a panoramic view of the Morristown Green.
To help them get settled in their new space, the Heymans hired Morristown interior designer Phyllis Mechanic of Pereaux Interior Design. “A lot of what was used was taken from their house,” Mechanic says. “I helped them decide what would work. The look [for the condo] was contemporary, the house was traditional so we created an eclectic mix.” About 50 percent of the Heymans’ furniture came from their former residence. “They wanted to display their great art collection, and they had many meaningful accessories they wanted to integrate. I helped them edit what they had and find the right new pieces that would fit comfortably in this space,” she says.
We have a totally different lifestyle now,” Mimi says. “It feels like home.”

Designer Phyllis Mechanic selected this tall, comfy bench from Lee Industries to pull up to the kitchen’s granite bar area. Stainless appliances and glass mosaic tiles give the kitchen a sleek look, while richly colored wood cabinetry warms the space.
Soothing shades of taupe and powder blue give a contemporary feel to this living room. A custom-made sectional sofa and white artisan-finished coffee table by Hickory Chair make for a comfortable seating area. Empty-nesters Mimi and Kenneth Heyman downsized from a larger home in Short Hills, and were thrilled that their new condo was spacious enough to display many of their sentimental items, such as the Emmy Award won by their son, a producer at ESPN. The Heymans’ dog, Elmo, has made himself at home beside the newly reupholstered ottoman brought from their former residence. Both sets of windows offer a view of the Morristown Green.
Touches such as the handsome crown moulding seen here are the standard for units at 40 Park. Other standard features include nine-foot ceilings, walk-in closets, and garage parking. Tenants are free to upgrade elements, such as lighting. The Heymans installed this glimmering mirrored chandelier by Currey & Company.
A single wall with fanciful wallpaper makes a dramatic statement in the bedroom. The color palette blends from one room to the next creating a seamless flow. Mechanic used neutral fabrics from Kravet for the bedding and window treatments. The artwork, from the Heymans’ collection, works perfectly in the new space.
