Custom Salad and Sandwich Shop to Open in Growing Retail Center Across from the Morristown Green

salad houseRoseland, a wholly owned subsidiary of Mack-Cali Realty Corporation (NYSE: CLI), and Woodmont Properties announced today that they have signed a lease with The Salad House to occupy a 2,000-square-foot restaurant space at The Shops on the Green in downtown Morristown, NJ.

The Salad House, a custom salad and sandwich shop with an existing location in Millburn, will occupy a ground-floor storefront within the 40 Park mixed-use development that borders a public piazza featuring ample space for outdoor dining. The upscale, casual eatery will join a growing list of national and regional retailers that have already opened at The Shops on the Green, including Roots Steak House, Starbucks, Urban Table, Qdoba Mexican Grill, Powerflow Yoga, No Body Denied, and the AT&T Store.

“A business like The Salad House that is well-known locally and has a unique product to offer is a tremendous addition to downtown Morristown,” said Debra Tantleff, vice president of development at Roseland. “It will provide an alternative dining option for local residents, visitors, and the significant daily workforce in Morristown, and will benefit from the abundant foot traffic in the area. We’re proud to add it to our ever-evolving list of retail tenants at The Shops on the Green, which continues to live up to its reputation as the centerpiece of Morristown’s downtown business district.”

The Shops on The Green features 66,000 square feet of class A retail space that anchors the 76-unit 40 Park luxury condominium building and the 130-unit Metropolitan at 40 Park rental building that were developed by the Roseland/Woodmont partnership. The retail is highly visible and easily accessible from Market Street, the Morristown Green, and the 40 Park public piazza which leads to an enclosed public parking garage.

“The Salad House reflects our commitment to recruiting a well-balanced mix of regional and national retailers to The Shops on The Green,” noted Steven Santola, executive vice president of Woodmont Properties. “Downtown Morristown is a vibrant, thriving center of dining, shopping and recreation, and The Shops on The Green has played an integral role in contributing to the overall success and appeal of the downtown district.”

Morristown first came onto The Salad House owner Joe Cioffi’s radar when several Morristown residents who frequent his Millburn location asked him to bring his eatery to their home town. Mr. Cioffi scouted the area and decided The Shops on the Green was the right location for his business due to its connection to two fully occupied residential buildings and proximity to the Morristown Green and a public parking garage.

“Morristown is a beautiful town with a nice mix of people. It has that feel of a metropolitan community nestled in the suburbs,” Mr. Cioffi said. “The town has a lot going for it, but it’s not easy to find a place to grab a quick salad. I asked around town, and everyone told me that you have to go to a sit-down restaurant or settle for something that was pre-made.”

The Salad House will change that by giving patrons the option to customize their meal. Customers will be able to build their own salad from a long list of veggies, fruits, nuts, seeds, meats, cheeses, dressings, and other ingredients. Custom sandwiches, wraps, and flatbread pizzas will also be available. Freshly made paninis and pizzas give an Italian flare to the menu and pay homage to Mr. Cioffi’s roots in the restaurant industry, working for family-owned Italian restaurants and delis in northern New Jersey.

Mr. Cioffi believes the thriving retail mix at The Shops on the Green and the associated foot traffic will give him exposure that will help him build his customer base.

“We are in the company of some really elite businesses,” Mr. Cioffi said. “We have a Starbucks, a Roots Steak House and other popular businesses that enjoy a level of success I aspire to.”

The 40 Park mixed-use development is part of a larger $300 million-plus redevelopment effort Roseland and Woodmont Properties have spearheaded in downtown Morristown that has created nearly 500 new condominium and rental residences and 100,000 square feet of retail space. The integration of new upscale residences and supportive retail in the heart of the downtown center and just steps from the train station has successfully reenergized Morristown and contributed to its growth as a vibrant, convenient, and desirable urban destination.

The Salad House anticipates opening in the first quarter of 2014. For more information on retail opportunities at The Shops on the Green, please call Silbert Realty & Management Company at (908) 604-6900.

ONLY FOUR HOMES REMAIN AT 40 PARK IN DOWNTOWN MORRISTOWN

via Morristown Patch

40 Park, the luxury residential building on the Morristown Green, has been an icon since its grand opening, a seven-story testament to how the principles of new urbanism can help energize a downtown. The building’s residents are among the first to live right in the heart of downtown Morristown’s shops, restaurants, theatres and art galleries, while enjoying the spectacular living spaces and luxury amenities of an upscale property and the scenic views of the famous colonial Green and historic streetscape.

Home buyers can still secure their place in one of New Jersey’s most exciting luxury condominium communities, but time is running out as the building is down to its final four residences available for sale.

“40 Park has been tremendously popular because it appeals to a wide variety of buyers,” says Debra Tantleff, a Vice President of Development at Roseland Property Company, which developed the 76-unit building in partnership with Woodmont Properties. “For anyone who has dreamed of owning a luxury condominium in a fully-amenitized building and loves the energy and charm of downtown Morristown, now is the time to act, as this may be the final opportunity to own a home at 40 Park.”

The remaining Penthouses all offer unique floor plans. One Penthouse is the final three-bedroom home available in the building, while another is the final Penthouse that faces the Morristown Green and offers a 1,500 square-foot wraparound terrace ideal for relaxing, entertaining and dining al fresco.

The one remaining Signature residence is a two-bedroom-plus-den, 2 ½ bath model with a balcony facing the Green.

“The residences all feature phenomenal layouts,” Ms. Tantleff said. “Even with only four homes remaining, there is still a lot of diversity of design and room for personal choice.”

40 Park homeowners enjoy all the services and amenities you would find in an upscale, Manhattan doorman building. The Park Center, a private amenity floor, features a state-of-the-art fitness center, billiards tables, flat screen TVs and a media room. All homes also come with private, indoor parking and concierge service.

Ideally situated across from the Green, amidst Morristown’s vibrant downtown setting, 40 Park offers residents an ideal opportunity to enjoy the increasingly popular “walkable downtown” lifestyle. Shops, restaurants, theaters, galleries and the Morristown Train Station are all within easy walking distance. Roots Steakhouse, Urban Table, Starbucks, Qdoba, the AT&T Store and Powerflow Yoga are among the street-level retailers at 40 Park.

MINNEAPOLIS COUPLE FINDS VIBRANT DOWNTOWN LIFESTYLE AT 40 PARK IN MORRISTOWN

via Morristown Patch

MORRISTOWN, N.J – Dr. Avi Nahum and Jean Holloway were enjoying life in a beautiful condo in one of Minneapolis’ most desirable, pedestrian-friendly neighborhoods when Mrs. Holloway was offered a job with a medical technology company in New Jersey. The new employment opportunity was perfect for her, but it meant she and her husband would have to move to New Jersey and leave the neighborhood they loved behind. They had mixed feelings about the move until they discovered 40 Park, the luxury condominium building in the heart of downtown Morristown.

A friend of the couple who lived in New Jersey sent them a link to a newspaper article on 40 Park with a simple message: “This looks like the type of place you would enjoy; you should check it out.” The thought of living in a luxury building in the heart of a thriving, historic downtown did appeal to them, so Dr. Nahum contacted his real estate agent and asked to add 40 Park to their search itinerary. After visiting the community, the couple was sold. The spectacular Penthouse residences immediately appealed to them, with their beautifully-appointed living spaces and expansive layouts that were just the right size, while the vibrant, walkable neighborhood with numerous restaurants, boutiques, coffee shops and cultural attractions reminded them of home.

“Our Minneapolis condo was in a nice neighborhood just two blocks from the Mississippi River, right above a grocery store, and within walking distance of many great restaurants and coffee houses,” Dr. Nahum said. “40 Park and downtown Morristown share many of those same characteristics. We both like the city type of living and being in a walkable neighborhood with a true community feel. It’s great to not have to use the car at all on weekends if you don’t want to. There are so many things to do within a few blocks of the building, yet when we want to venture out, having New York City only an hour away by train is a real plus.”

Dr. Nahum and Mrs. Holloway chose a two-bedroom, two-bath Penthouse with 1,730 square feet of indoor living space. The Penthouse boasts an open floor plan with spacious living room, dining area and gourmet kitchen. The lavish master suite includes a separate sitting area, huge walk-in closet and master bath with marble floors and countertops, cherry cabinetry, his-and-hers undermount sinks, soaking tub and frameless glass shower doors.

The 600 square-foot terrace is the real jewel of the home for the couple since they both enjoy spending time outdoors. The uniquely-designed terrace is accessible from virtually every room in the home via sliding glass doors or French doors. The couple will enjoy views of downtown Morristown, including Market Street and a side view of the scenic Morristown Green. Dr. Nahum looks forward to grilling on the terrace, entertaining friends and landscaping the outdoor space to his liking.

“The home’s layout is exactly what we like and it’s the right size for us, not too large and not too small,” Dr. Nahum said. “It is airy, open, full of light, and there is a great terrace that you can barbecue on. We will spend a lot of time out there. And I would like to grow tomatoes. To me, that would be a fine use of the space.”

Dr. Nahum and Mrs. Holloway won’t have to walk far to enjoy some of the finer things downtown Morristown offers. The Shops on the Green on the ground level of 40 Park and adjacent Metropolitan at 40 Park is home to popular shops and restaurants such as Roots Steakhouse, Urban Table, Starbucks, Qdoba, the AT&T Store and Powerflow Yoga. Numerous other restaurants, shops, theaters and art galleries are also within walking distance. Attractions such as the Frelinghuysen Arboretum, Shakespeare Theater of New Jersey and Washington’s Headquarters historical site are all less than a five-minute drive away.

Residents can also walk to the Morristown Train Station, with service to midtown Manhattan, while downtown Morristown offers commuters easy highway access to major job centers and recreation areas along Route 287, Route 78 and Routes 202/206.

40 Park residents also enjoy the luxuries and conveniences of an upscale building, including full-time concierge service and The Park Center, a private amenity floor within the building that features a fitness center, billiards tables, flat-screen TVs and a media room. Each home comes with private, indoor parking.

A flurry of recent sales activity has left only four Penthouses and one Signature residence remaining available at 40 Park. The remaining two- and three-bedroom Penthouses feature up to 2,720 square-feet of living space, 2-3 ½ baths, and up to 1,500 square-foot private terraces.

For more information, please call 973-359-0010 or visit www.40Park.com. To view online video testimonials of residents sharing their experiences at 40 Park, visit www.WeLove40Park.com. The new sales at the upscale condominium building overlooking the Morristown Green has left just five residences remaining in the exclusive Penthouse collection, along with a limited selection of Signature residences

“The Penthouses, in particular, are some of the most impressive residences we’ve ever been a part of, setting a new standard for luxury and elegance. We’re delighted that buyers are reacting positively to these exceptional homes.”

The number of prospective buyers visiting the 40 Park Sales Office and furnished model homes has increased significantly in recent weeks, indicating a growing appreciation for 40 Park’s upscale offering, as well as a sense of urgency as specific designs and locations continue to sell out.

Elegantly-designed Signature residences are also available from the upper-$700,000s, giving buyers a diverse offering of floor plans and home types to choose from even as the total number of homes remaining in the building continues to dwindle. All of the single-level residences boast a variety of upscale features and appointments, such as hardwood floors, marble countertops and gourmet kitchens. Balconies with decorative railings and architectural bay windows add a level of design distinction and sophistication.

40 Park homeowners also enjoy The Park Center, a private amenity floor within the building that includes a state-of-the-art fitness center, billiards tables, flat screen TVs and a media room. All homes also come with private, indoor parking and concierge service.

Award-winning 40 Park Helping Transform Downtown Morristown

via Multi-Housing News Online/Jeffrey Steele, Contributing Writer

40 Park

Morristown, N.J.—Four years ago, the former Epstein’s Department Store in downtown Morristown, N.J., was given new life as 40 Park, an upscale, mixed-use development featuring more than 200 luxury condominiums and rental residences, 66,000 square feet of retail space and an 800-space public parking garage.

In the years since, 40 Park has exerted a transformative impact on Morristown, helping deliver an energetic new vibe to the venerable central business district. The result? Recently, 40 Park was recognized as one of New Jersey’s best downtown location projects, when it captured the coveted Silver Award at Downtown New Jersey’s annual award ceremony.

It was only the most recent in a string of awards the development has snagged since its spring, 2008 unveiling. The Community Builders and Remodelers Association of New Jersey, the New Jersey Builders Association and the National Association of Home Builders (NAHB) have all conferred awards upon 40 Park. Among them was the NAHB’s “Community of the Year” designation, which the organization presented to 40 Park in 2010.

Sited steps from mass transit and other shopping and entertainment venues, this dynamic live-shop-dine destination was conceived and executed by a public-private partnership made up of Roseland Property Company, Woodmont Properties, the Morristown Partnership and the Morristown Parking Authority.

“We are honored to have 40 Park recognized by Downtown New Jersey because it reflects positively on Morristown as a whole, and the livable, walkable, business-friendly environment we’ve created here,” says Michael Fabrizio, executive director of the Morristown Partnership.

He adds 40 Park was not only among the vanguard of new luxury residential buildings in downtown Morristown, but helped attract an assortment of regional and national retailers.

“The new shops and restaurants have successfully attracted patrons from all over the area, bringing more visitors to Morristown and contributing to the overall success and appeal of the downtown district,” he says.

The development’s seven-story, 130-unit rental component, The Metropolitan at 40 Park, has remained 100 percent leased ever since it debuted. Part of the reason is that its level of amenities, service and conveniences had not before been available to renters in Morristown. Experiencing comparable success has been the project’s 76-home luxury condominium building, 40 Park, which overlooks Morristown Green and has attracted buyers with large and spectacular residences, luxury amenities and upscale services.

The effort to conceptualize and bring to fruition the development resulted from a team effort involving myriad public and private entities, notes Debra Tantleff, vice president of development at Roseland Property Company. “As a development partnership with deep roots in Morristown through some of our other successful developments in town, we have a sincere appreciation for this cherished neighborhood. We are thrilled to have worked alongside the various municipal agencies and officials who have helped make our collective vision a reality.”

Plan for population growth in our cities rather than suburban, rural towns

Written by Peter Kasabach | New Jersey Future/ Daily Record

40 Park, the seven-story mixed-use development that replaced Epstein's Department Store on the Green, is part of the downtown living renaissance in Morristown.

When it comes to planning and redevelopment, New Jersey is friendlier to the environment than many states.

After decades of uninterrupted suburban sprawl, we have come to recognize that our small, densely populated state cannot sustain this sort of growth any longer without doing grave damage to our environment, our economy and our quality of life.

We have created unique regional planning entities in the Meadowlands, Pinelands and Highlands to preserve and protect fragile ecosystems from over-development.

We have adopted a State Development and Redevelopment Plan that, while not mandatory, encourages growth in areas where infrastructure already exists and discourages it elsewhere.

We are blessed with an extensive transit network that offers a convenient alternative to automobile use for hundreds of thousands of daily commuters.
All levels of government — state, county and local — have purchased large parcels of open space and protected them from development.

Our air and water are measurably cleaner than they were a generation ago, many of the unsightly and odiferous landfills that once dotted the New Jersey landscape have been closed, capped and sealed and some of the nation’s worst toxic waste sites have been cleaned up and put to productive re-use.

Part of being environmentally friendly is figuring out the best way to accommodate the constant population growth that is experienced in New Jersey. Scores of communities, large and small, have adopted smart-growth principles and plans, revitalizing their downtowns, converting abandoned industrial properties into thriving mixed-use developments and taking advantage of their location along one of New Jersey’s commuter rail lines to catch the new wave of transit-oriented development.

Some of these activities have been hampered in recent years by the financial crisis and its unfortunate aftermath. The ailing economy has stalled building activity, including many redevelopment plans that have been proposed or approved but now sit in abeyance for lack of funding. READ MORE >>>
