MORRISTOWN’S 40 PARK VOTED COMMUNITY OF THE YEAR;
RECOGNIZED WITH NINE AWARDS IN ALL

MORRISTOWN, N.J — 40 Park, the new luxury condominium community in downtown Morristown, continues to make headlines in 2010 with high praise coming from both industry peers and the home buying public.

The upscale residential property overlooking the Morristown Green received an impressive six awards at the recent

“2010 Awards of Excellence” sponsored by the Community Builders and Remodelers Association of New Jersey (CBRANJ). The new awards came just two months after 40 Park was honored with three prominent laurels at the 2010 Sales and Marketing Awards sponsored by the New Jersey Builders Association (NJBA).

Among the night’s honors were the prestigious “Community of the Year” and “Best Multi-Family Housing Over $500,000” tributes which recognized 40 Park’s contribution to the existence of a unique, downtown lifestyle neighborhood that has effectively changed the way people live.

“It’s certainly been an exciting two months,” notes Debra Tantleff, a Vice President at Roseland Property Company, which is developing 40 Park in joint venture with Woodmont Properties.

“These awards highlight our commitment to developing a vibrant urban community that integrates dramatic residences in a highly-amenitized and serviced building with a fashionable, pedestrian-friendly neighborhood that is well-known for its boutique shops, restaurants, cultural and entertainment pursuits and public transportation options. 40 Park has provided the first opportunity to live in the heart of downtown Morristown, and everyone from young working professionals to empty-nesters are embracing that opportunity. In fact, we recently sold five new homes in one week, and now have more than 40 residents living in the building.”

The recent sales surge has stimulated even greater interest in the building as opportunities become more limited to buyers.

“We started with an unusually large variety of home designs which represent varying floor plans, locations and price points,” notes Ms. Tantleff. “With the sales pace we’ve enjoyed and the steady flow of closings that have taken place, many of those product lines are either no longer available or are becoming increasingly more limited. That scenario is not being lost on buyers who want to be a part of this community.”

Situated across from the Morristown Green, 40 Park features 76 single-level residences in a distinctive seven-story building that boasts an eye-catching arrangement of rich brick colors, angle bay windows, spacious balconies and countless architectural details.

Residents enjoy a number of private recreational amenities located within the building, including the 40 Park Center, a private amenity floor for homeowners featuring a billiard table, media lounge with fireplace and large flat screen TVs; catering kitchen and cozy bar seating, and fully-equipped, state-of-the-art fitness center – all of which leads out to private garage parking.

40 Park’s residences include a wide variety of one-, two- and three-bedroom floorplans. These limited edition homes are priced from the mid-$400,000s to more than $1 million for the Signature Residences and from $1 million to $2.2 million for the custom designed penthouses. The penthouses include up to 3,200 square feet of living space and provide extraordinary private terraces of up to 1,800 square feet of fabulous outdoor living space not offered anywhere else in the area.

Residences are appointed with stunning designer finishes and features including hard wood floors and spacious kitchens with granite countertops and stainless-steel appliances, while balconies and architectural bay windows add to the appeal of the homes.

40 Park also features 72,000 square-feet of street-level retail space known as The Shops on the Green. Leases have already been signed with Roots SteakHouse and a fun, urban-inspired burger eatery, while AT&T recently opened its doors to the public.
