Once home to mannequins, the former Epstein’s Department Store is now home to real people as the first residents have moved into the new 40 Park condo building overlooking the “Green”

MORRISTOWN, N.J — Ryan Weldon didn’t need any reassurance about his decision to purchase a new condominium residence at 40 Park when he attended the community’s Grand Opening last month in downtown Morristown. But that’s exactly what he felt after witnessing more than 1,000 people turn out for the building’s historic “Models Unleashed” event.

“I really didn’t have any expectations other than wanting to see the finished spaces, but after I parked my car and walked around the corner, I saw a flood of people waiting on line to get in,” said Ryan, one of the first 40 Park residents to move in after closing on his new two-bedroom residence just a couple of weeks after the event.

“I always felt good about my decision to buy at 40 Park, but after experiencing the energy and excitement of the Grand Opening and listening to all of the people who were genuinely interested in the building, I feel even better about my choice.”

Weldon was one of the first buyers at 40 Park, signing a contract in late-2008 after the pharmaceutical professional learned he was being relocated back to New Jersey from Los Angeles.

“I decided early on to buy rather than rent, and definitely wanted something new,” says Ryan, who spent two months on his home search. “My criteria included a convenient commute, a growing area, a lifestyle where I could park my car for the weekend and be able to walk to bars and restaurants, and a good investment. I narrowed down my options to Morristown, Hoboken, New Brunswick and Manhattan. I didn’t like the commute from New Brunswick or Manhattan, and Hoboken offered very few new construction opportunities.”

Already familiar with Morristown, Ryan visited the 40 Park Sales Center when the building was just coming out of the ground and knew pretty quickly his search was over.

“The quality came across right away,” he recalls. “They had a lot of different floorplans to choose from, and I liked the different finishes packages they offered. And the location is as good as it gets. I also felt it was a sound investment as Morristown has a solid redevelopment plan in place, much of it being done by the same developer as 40 Park. The town was being redeveloped as a whole, not just a scattering of individual buildings.”

After considering a variety of floorplans, Ryan purchased a two-bedroom-plus-den residence on the second floor overlooking the Morristown Green.”

“Great size and location,” Ryan says of his home. “What really sold me on this residence was the large outdoor terrace overlooking the Green.”

Nearly three weeks after moving in, Ryan continues to feel good about his decision.

“I was very impressed with how prepared everything was for my closing, and am really enjoying living here,” he says. “I’m very pleased with the amenities, including the gym, the Club Room and the parking garage. It’s a great building.”

Ryan is now sharing those amenities with new neighbors as additional closings take place at 40 Park, according to Roseland Property Company and Woodmont Properties, the joint venture partnership developing the distinctive residential building in the heart of downtown Morristown.

The intimate collection of 76 homes offers a wide variety of one-, two-and three-bedroom floorplans. These limited edition homes are priced from the mid-$400,000s to more than $1 million for the Signature Residences and from $1 million to $2.2 million for the custom designed penthouses. The penthouses include up to 3,200 square feet of living space and provide extraordinary private terraces of up to 1,800 square feet of fabulous outdoor living space not offered anywhere else in the area. Penthouse buyers have the unique opportunity to work with the building architect to custom design their own penthouse. Only a few residences remain in certain locations and prices while other floor plans are completely sold out.

Buyers can choose from three distinct designer-selected finishes packages that include hardwood floors and spacious kitchens with granite countertops and stainless-steel appliances, while balconies and architectural bay windows add to the appeal of the homes. A private amenity floor for homeowners features a billiard table, media lounge with fireplace and large flat screen TVs; catering kitchen and cozy bar seating, and fully-equipped, state-of-the-art fitness center – all of which leads out to private garage parking.

High-end, boutique retailers and restaurants will complement the downtown, pedestrian-friendly setting of the centrally-located community. A short walk to NJ Transit’s direct train line to New York City puts Manhattan at your door step. Morristown is a great place to live, work, play, dine and entertain without the need to drive.

40 Park’s new onsite Sales Center, located in a magnificent 6th-floor Penthouse home, is open seven days a week from 10 a.m. to 6 p.m. and is located at 40 West Park Place, Morristown, NJ 07960.
